Before you book, find three things:
- The start date. It is often, but not always, the closing date.
- The coverage periods. Many builder warranties are tiered, with a shorter period for workmanship and materials and longer periods for certain systems and major structural elements. Your documents list what applies to your home.
- How to submit. Your builder or a third-party warranty administrator may require a portal, a form, or email, and may set its own format for listing items.
The town’s building inspections during construction checked your home against code requirements at specific stages. They are not a warranty review, and your warranty claims go to the builder or its warranty administrator.
What the Inspector Looks At
This is a visual inspection of accessible areas and components. Your inspector confirms the scope before the appointment.
- Outside: roof coverings and flashing that can be safely accessed, siding, masonry, trim, sealants, gutters, and grading and drainage near the foundation.
- Visible foundation: exposed slab edges and signs of movement, such as cracking or doors and windows that no longer close well.
- Attic: framing, insulation, ventilation, and ductwork where they can be reached.
- Mechanical systems: heating and cooling operation where conditions permit, water heater installation, visible plumbing and fixtures, and the electrical panel with a sample of outlets and switches.
- Inside: drywall, trim, flooring, cabinets, doors, windows, and the items on your own list.
Limits to know about
- It is not a structural engineering evaluation and does not include opening walls or other invasive testing.
- Conditions that are concealed, or areas that are blocked or unsafe to reach, may not be observable.
- The report records observed conditions. It does not decide what your warranty covers.
How the Season Affects What Can Be Observed
Your 11th month falls in a particular season, and that affects what the inspector can observe on the day.
- Summer: cooling equipment is under real load, so uneven temperatures between rooms or condensate problems may be easier to notice.
- Winter: heating can be operated normally, but some cooling checks may be limited when outdoor temperatures are low.
- After heavy rain: pooling water and drainage patterns may be easier to see, and active leaks may appear that are invisible on a dry day.
You don’t need to wait for a particular season, since the warranty deadline sets the timing. Just write down seasonal problems you have noticed during the year so the inspector knows to look for them.

- Submit and track. Send the items before the applicable deadline, keep a copy with the date, and record each response and scheduled repair.
Your builder decides which items fall under the warranty. If one is declined, ask for the reason in writing and review your warranty’s process for disputes. After repairs, you can ask whether a follow-up inspection is available.

Will the inspector deal with my builder for me?
The inspector inspects and reports. You submit the findings through your builder's warranty process. If your builder has questions about a finding, you can ask the inspector to clarify what they observed.
What if a problem gets worse after I submit my list?
Photograph it with the date, note what changed, and contact your builder's warranty team. Check your warranty terms for how later reports are handled and which coverage periods still apply.
Can the inspection happen with our furniture and belongings in place?
Yes. Warranty inspections are done in occupied homes. Stored items that block the attic entry, electrical panel, water heater, or walls can limit what the inspector can reach, so clear those areas beforehand.
